In the US, Chinese investors are going crazy buying up properties at an alarming rate, taking advantage of the transient hipster, millenials and what looks to be Gen z's attitudes to property ownership
 
He's likely one of those nouveau riche Chinese who have started fleeing China a couple decades ago, yeah. Same thing is happening up here. My old neighbors in Toronto were also stashing cash in multiple properties. The rumor is that these people are afraid the CPC will come after their riches and freeze their liquid assets.

There were 4 groups of people who came to see the building yesterday, and 3 of them were Southeast Asian.
 
I know in the us if you invested so much money you used to be able to get so many visas. Not sure if this still exist or if Canada has a similar program. But possible motivation for overpaying for real estate
 
Yes tully, same thing here. Quebec in particular has (or had) a program that let you and your whole family in for a 5-year $800k investment. Once the 5yr period is over most people take the cash and dump it (back) in real estate.

and the "investment" is the llc buying the real estate as it's sole activity?

No, you actually have to loan the money to the QC government for 5 years. What I meant is that most people sell their house in China or wherever to get that money together. Some even take on loans. Once the 5 years are up most people are gonna put that money back into real estate. Some journalists here are saying that that's what's been inflating housing prices in large Canadian cities.
