Being handy is very important if someone wished to own rental properties. There nothing worse than dealing with unreliable and shady contractors and the good/reliable contractors cost $$$$$$$$. If you are able to do electrical, plumbing, drywall (mud) and other carpentry related stuff then you will cut costs drastically.
if you have a state license for it.
electrical and plumbing w/out a license is a lawsuit waiting to happen along with fines out the ass
better off making relationships with reliable contractors if its any thing other than minor maintenance.
if you're looking at buying any property built from '78 and back then stop now and run the other way
look up the new RRP laws that the EPA got passed. its a crock of shit.
if anyone is caught doing work on a house built from '78 and before w/out all the special permits/federal and state licenses/ all special safety equipment, etc... is subject to a 36K fine for first offense. This includes minor work such as repainting, fixing rotten wood, etc..
