Being handy is very important if someone wished to own rental properties. There nothing worse than dealing with unreliable and shady contractors and the good/reliable contractors cost $$$$$$$$. If you are able to do electrical, plumbing, drywall (mud) and other carpentry related stuff then you will cut costs drastically.

if you have a state license for it.
electrical and plumbing w/out a license is a lawsuit waiting to happen along with fines out the ass
better off making relationships with reliable contractors if its any thing other than minor maintenance.

if you're looking at buying any property built from '78 and back then stop now and run the other way
look up the new RRP laws that the EPA got passed. its a crock of shit.
if anyone is caught doing work on a house built from '78 and before w/out all the special permits/federal and state licenses/ all special safety equipment, etc... is subject to a 36K fine for first offense. This includes minor work such as repainting, fixing rotten wood, etc..

I believe the only thing that would be federal is the RRP laws.
state laws for contracting do vary GREATLY from state to state

I wont touch a house pre '78 and not going to take the classes, pay the money, buy all the special equipment you are required to have...

My boyfriend owns several rental properties and he seems to be doing well with them. He manages them himself and does most of the work on them as well.

As a few here said i think rental property investments would be a big hassle and have a great fail %. Maintenance, upkeep, shitty tenants, lots of overhead. If i had the capitol i would invest in vacant commercial property or commercial property in general. Per square feet your getting a better bang for your buck and for the most part your looking at long term tenants with little to no maintenance. As for this type of investment im sure you'd have to make a deal with the builder. Id look into developing areas for property goldmines.

Most I've found are for 10 years at ~2.2%. I think I can beat that.

you make a great point. I'll look into commercial properties also. I think the bottom line for me is taking the plunge. Otherwise I'll just sit here and speculate all day and never learn along with watching my bank laugh at me.

OK so if I was a Yank in your part of town and I wanted to rip out a few bedrooms in my own home would I be allowed to do whatever I want or does this only apply to rental properties that I would own?
